Realtor goes big in addressing housing shortage by building homes, flipping others

May 19, 2021

The spring real estate market is as sunny as the first part of April so far. While inventory levels are still historically low, so are interest rates, making it still such an amazing time to make that next move or investment. Home prices are going up in a steady fashion, so your home is likely worth far more than you think. However, be sure to align yourself with a seasoned Realtor, so you don’t leave money on the table.

Our job as real estate experts is to not only get our sellers the highest and best price, but also to leverage off as much risk for our clients as possible. To maximize both of these, you need a system-centric approach that has a multilayered marketing strategy before going live on the Multiple Listing Service as well as high-level negotiation to mitigate the risk that exists throughout the entire transaction.

The season of a standard real estate transaction has many hurdles along the way, many of them that could not only cost a seller thousands upon thousands of dollars, but could also blow up the entire contract. If a status change occurs on MLS, going from an under contract status back to an active status, the mere change blemishes the home and drives down the value.

Humans instinctively see a status change or prolonged days on the market and think “What did someone else see that I didn’t see?” and then the natural conclusion is that the price is too high.

Amy Stockberger Real Estate has a proven success of exceeding our clients’ goals with accepted offers close to 10 percent above list price and many with the majority of the biggest contingencies removed.

While inventory is the biggest pain point for buyers right now, Amy Stockberger Real Estate is doing what we can to get as many homes into the market for them. One such way is a new twin home development on the bustling northwest side of Sioux Falls.

There will be 20 new construction twin homes going up starting this month, with an estimated completion of late summer for the first round. They will feature an ultra open floor plan with four spacious bedrooms, three baths and garage options of three stalls or two stalls. The development will offer walkout, garden and normal lots all on a private road with a homeowners association for easy turnkey living. These beauties will offer quartz countertops and stylish backsplashes in the roomy kitchen as well as a convenient breakfast bar and pantry. They are perfectly sized at close to 2,000 square feet and will start in the low $300,000s.

Another out-of-the-box way Amy Stockberger Real Estate is helping bolster inventory levels is through the first Sioux Empire Flip Off.

This event combines what we love about HGTV – house flipping before and afters – with what we love about “American Idol” – the public getting to vote and participate.

The Sioux Falls area is seeing its lowest housing inventory in history. One reason we see that homeowners are not listing their properties is that they are stuck in overwhelm. They don’t know where to start or don’t know which projects to start or which to finish. Also, some homeowners simply just don’t want to do any prep at all and just want a new home.

Enter Amy Stockberger Real Estate to the rescue with the inaugural Sioux Empire Flip Off!

This great event is for you if you have unfinished projects, or don’t want to even begin house projects, or are just stuck in overwhelm and just want to sell and buy a new home!

What it is

A fun effort to get more inventory into the market, provide support to sellers and to buyers, as well as give back to charity.

How it works

Homeowners sign up to be entered to have their home purchased in as-is condition – no prep, no projects to complete, no stress. Amy Stockberger Real Estate will provide a prompt free market analysis. For every analysis done during the contest dates, we will donate $50 to the Sioux Falls Area CASA Program. Three homes will be purchased, and then those same three homes will be flipped with an estimated completion date of this fall. The flipping process will be observed through social media and set up for public feedback and voting on selection of materials and design – think HGTV meets “American Idol.”

Important dates:

  • Applications: Currently open.
  • Application deadline: April 30.
  • Houses chosen and prizes announced: May 1.
  • Flipping process: Starts early summer and ends by late summer.
  • Open houses and public vote: Late summer/early fall.

Community giveback

For every market analysis we do during the event dates, Amy Stockberger Real Estate will give $50 to the Sioux Falls Area CASA Program and a special gift card to the homeowners.

The winning house will have a portion of the profits contributed back to CASA, which provides volunteer advocates for abused and neglected children in the court system.

The days are getting warmer and the flowers are blooming – a new season is upon us!
