Stockberger: New home listings take big jump as spring approaches

Daylight saving time propels us further into our spring market and is always a pleasant addition to this innately busy time of the year.

Longer days are a welcoming sight but come with a little finessing for my 5-year-old on why bedtime once again is missing his trusted darkened sky and rather looks more like playtime. It’s a manageable trade-off though for this mom.

Spring has brought more homes on the market and more buyers back into the market. Inventory levels hit over 100 homes on the market in a day two times last week for the metro area. We saw new-listing levels go up 18 percent over a two-week period from the end of February to last week — all fabulous signs for our house-hungry buyers locally and those relocating into our beautiful slice of heaven.

Interest rates creeping above 4 percent have been influencing homeowners wanting to jump into the market sooner rather than later. We have seen a lot of our sellers who have been in a holding pattern reach out in the past four weeks saying that because of interest rate changes they are wanting to get their home on the market sooner than expected. From what we are seeing at Amy Stockberger Real Estate, April will be deliciously filled with even more listings because of this trend.

Again, while home prices continue to rise, up 19 percent year to date according to RASE, and mortgage interest rates going higher, buyers are losing buying power with each passing day.  The perfect storm has arrived, so now is the time to get your home on the market.
