PROPERTY MANAGEMENT and RESIDENT PLACEMENT

  • We take pictures of your property for Marketing purposes.
  • We conduct a RentalMarket Analysis to evaluate top rental value.
  • We market your home on the top websites.
  • We list the property on local MLS(Multiple Listing Service).
  • We provide fullscreening and background checks.
  • We handle all showings of property. We prepare and provide lease.
  • We perform initial check-in inspection of property with pictures.
  • We coordinate,troubleshoot and dispatch for resident repair requests.
  • We provide 24/7 emergency service.
  • We answer all resident lease questions and concerns.
  • We enforce the lease terms to your resident. We provide year-end reports (1099 and Schedule E).
  • We provide electronic direct deposit of funds via ACH.
  • We collect deposit and monthly rent.
  • We provide accounting and billpay ( rentroll, maintenance payments, monthly statements).
  • We provide all move-out turn over coordination (carpet cleaning, painting, maintenance, etc.).
  • We provide maintenance calendar to residents based on move-in date (i.e. when to change filters, batteries, etc.).

Resident Placement Fee:

½ Month's Rent (or minimum of $600)

Property Management Fee:

10% of Monthly Rent (or $100/month minimum)
